THB 100,000 reserves a one-bedroom, then 30%, 30% and 40% at the transfer.
Foreign buyers pay in three parts after the reservation: 30% at the contract, a 30% down payment and 40% at the ownership transfer. The building is nearly finished, so the money is tied up for months, not years. The leasehold option keeps the same percentages at a lower price.

Open homes start from THB 3.5M for a 34.5 m² one-bedroom, THB 5.5M for a 58 m² two-bedroom with two bathrooms and THB 8M for a 76 m² two-bedroom plus. Each home has its own price by floor, view and size; we send the exact price of the one you choose in writing.
Q02Can a foreigner own an apartment here?
Yes. A foreigner can own a condominium unit freehold within the 49% foreign quota of the building, with a chanote title for the unit, or take a 30-year registered lease with two further 30-year renewals at no extra rent. We confirm in writing that the quota is open for your unit before you reserve.
Q03What is the payment plan?
A reservation of THB 100,000 for a one-bedroom or THB 200,000 for a two-bedroom or two-bedroom plus, then 30% at the contract, a 30% down payment and 40% at the ownership transfer. The leasehold option uses the same percentages at a lower price.
Q04What do I pay on top of the price?
Freehold: the transfer fee is split 50/50 with the seller, who also pays the income tax, business tax and stamp duty. A one-off sinking fund of THB 500 per m² is paid at the transfer, and the monthly common fee is set by the building's juristic person — we send its current rate with your offer. Leasehold: a 1% lease registration fee.
